Demand for Housing in Bratislava Plunges Despite Growing Supply

Bratislava’s new-build housing market is facing an unusual situation: the number of unsold apartments has reached its highest level since 2017, while demand remains significantly weaker than it was several years ago, according to a study by Bencont Investments.

According to the analysts, 4,231 new apartments were on the market at the end of the second quarter of 2026, while only 652 properties were sold between April and June.

Experts say the main problem in the housing market is no longer simply a lack of supply, but affordability. Developers have brought a large number of new projects to the market, but a significant share of them belongs to the high-end segment, while relatively affordable apartments for first-time buyers remain in short supply.

Nine years ago, with a similar volume of available housing, more than 1,000 new apartments were sold in Bratislava each quarter. Today, that figure is only around 600–700 units. Analysts estimate that current demand is roughly 25% below the average level recorded between 2014 and 2021. At the current sales rate, the existing supply would last for almost two years.

The average price of a new-build apartment in Bratislava currently stands at €5,341 per square meter including VAT, according to Bencont Investments. Prices increased by just 2.3% year-on-year and actually fell slightly compared with the first quarter, largely due to the increased availability of apartments in the mid-price segment.

At the same time, the average apartment offered for sale measures 65.9 square meters, while its average price has reached almost €380,000.

The most expensive new-build properties are traditionally located in the city center, in Bratislava I (Staré Mesto), where the average apartment price exceeds €550,000.

The largest number of available apartments is in Bratislava II, with more than 1,300 units on the market at an average price of around €402,000. Even in the most affordable district, Bratislava IV, the average price of a new apartment is approaching €290,000.

High prices are also reflected in the structure of completed transactions. The average price of an apartment sold in the second quarter was €365,000, while the average floor area was 63.9 square meters.

Two-bedroom apartments remain the most popular option, with 305 units sold during the quarter. Their average size was 50.5 square meters, while the average price was around €278,000.

One-bedroom apartments are selling much less frequently, with just 85 transactions recorded. Even a relatively small apartment of around 35 square meters now costs more than €218,000, making entry-level housing increasingly unaffordable for buyers.

According to analysts, a rapid recovery of the Bratislava housing market is unlikely. Demand will continue to be constrained by mortgage rates of around 3.5–4%, weak economic growth, a higher tax burden, and the limited number of high-paying jobs.
