At the same time, the market is becoming increasingly divided: property prices continue to rise in major cities, while some regions are already experiencing declines.<\/p>\n<p>According to the National Bank of Slovakia (NBS), the average price of residential property increased by 1.2% in the second quarter compared with the previous three months. In monetary terms, this represents an increase of around \u20ac36, bringing the average price to \u20ac3,041 per square metre.<\/p>\n<p>The Bratislava Region continues to make the largest contribution to the overall increase, although its influence on the national price trend is gradually declining. Another trend is becoming increasingly apparent: property prices in regional capitals are behaving differently from those in the rest of their respective regions.<\/p>\n<div class=\"flourish-embed flourish-chart\" data-src=\"visualisation\/29876216\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/29876216\/thumbnail\" width=\"100%\" alt=\"chart visualization\" \/><\/noscript><\/div>\n<p>The strongest quarterly price growth was recorded in the Ko\u0161ice Region, where residential property became 4.2% more expensive. The Nitra Region ranked second, with prices rising by 2.9%, followed by the Trnava Region, where prices increased by 2.4%.<\/p>\n<p>At the same time, prices declined in some parts of the country. The most significant drop was recorded in the Pre\u0161ov Region, where prices fell by more than 4%, following particularly strong growth in the previous quarter. A smaller decline of 1.3% was also recorded in the Bansk\u00e1 Bystrica Region.<\/p>\n<p>However, conditions can vary considerably within individual regions. Prices continued to rise in the cities of Pre\u0161ov and Bansk\u00e1 Bystrica themselves, while the regional averages declined because of developments in other districts. In the Pre\u0161ov Region, the overall result was affected in particular by falling prices in the Poprad District, while in the Bansk\u00e1 Bystrica Region, developments in the Zvolen and Brezno districts played a significant role.<\/p>\n<p>\u201cThe second-quarter developments confirm a trend we have been observing for about a year: price growth in regional capitals is increasingly diverging from the rest of the country,\u201d said NBS analyst Roman Vrbovsk\u00fd.<\/p>\n<div class=\"flourish-embed flourish-chart\" data-src=\"visualisation\/29876233\"><script src=\"https:\/\/public.flourish.studio\/resources\/embed.js\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/29876233\/thumbnail\" width=\"100%\" alt=\"chart visualization\" \/><\/noscript><\/div>\n<p>NBS statistics also show differences between types of residential property. The average price of apartments increased by 1.6% over the quarter. The most significant increase was recorded for the largest apartments, with five or more rooms.<\/p>\n<p>The average price of houses increased somewhat more strongly, by 2.1% quarter-on-quarter.<\/p>\n<p>Compared with the same period of 2025, residential property in Slovakia was 9.5% more expensive in the second quarter of 2026.
