Slovakia is reaching the end of a period in which property prices were rising almost uniformly across all regions, regardless of location. This conclusion comes from a district-level demographic forecast up to 2050, prepared by a team led by demographer Boris Va\u0148o, as reported by the business daily Trend.<\/p>\n

Population will continue to concentrate in major cities and their surrounding areas, while most of the country is expected to gradually lose residents. This means that in some districts demand and housing prices will continue to grow, while in others they may not even keep pace with inflation.<\/p>\n

The main \u201cwinner\u201d of the forecast is the Senec district, where the population is expected to increase by 42.5%. Population growth of more than 17% is also projected in the districts of Ke\u017emarok, Bratislava III, Sabinov, Ko\u0161ice-okolie, and Gelnica. At the same time, the steepest population decline is expected in Nov\u00e9 Z\u00e1mky (minus 19.2%), followed by Levice, Myjava, \u017diar nad Hronom, \u0160a\u013ea, Partiz\u00e1nske, Prievidza, and Topo\u013e\u010dany.<\/p>\n

At the regional level, growth is expected only in the Bratislava Region. By contrast, the Nitra Region could lose up to 18% of its population. Analysts note that this reflects a long-term trend of depopulation in western and central Slovakia outside major urban centres.<\/p>\n

Demographic changes will also affect the housing market from another angle. The most populous cohorts today are aged 46\u201350, and over the next 10\u201315 years they will begin to sell or transfer their properties through inheritance on a large scale. This will increase supply on the market, while the number of buyers is expected to decline, as Slovakia has recently recorded its lowest birth rate since the Second World War.<\/p>\n

At present, however, most buyers do not take demographic forecasts into account. People continue to purchase housing where jobs and living conditions are available, which is why less developed regions continue to lose population.<\/p>\n

For long-term investors, the key factor becomes demographic outlook over a 20\u201330 year horizon. In growing districts, demand is expected to support property prices, while in depopulating regions even cheap housing may turn out to be a poor investment.<\/p>\n
